It is my job to analyze the market and advise you on market value - how your home compares to other homes for sale at the same time in the same price range. This process is called a comparative market analysis, or CMA. Keep in mind that a CMA is only as good as the effort, experience and knowledge that a broker invests in preparing it. If a broker gives you a listing price recommendation that seems too good to be true, you should dig into the comparable properties and adjustments that went into the CMA. Most likely the CMA will be skewed towards the high side so that you will hire that broker to sell your home.
